What’s involved in commercial construction

What we plan before the build

  • During the site assessment we check power supply, ceiling heights, drainage, parking and disability access.
  • We check that the slab and structure can carry everything that's going in.
  • We coordinate plumbing and drainage early, which makes every stage after it smoother.
  • Your architect or drafter runs planning and council approval, and we give our input on what the site can handle.

Our process

  1. A corridor in a building being assessed

We start with a site assessment.

We check all of the crucial details before you commit to a site, since those are what decide whether it will work the way you need it to.

  2. Steel wall framing during a fit-out

We sort the details before work starts.

Your architect sets the layout, and a building surveyor signs off on compliance. We align with both, and flag anything that won't work early on.

  3. A finished CT room ready for handover

We manage every trade through to handover.

A commercial build needs far more trades on site than a fit-out. We bring in experienced consultants and subcontractors, keep each stage on schedule, then walk you through the finished space, ready to move in.

Tell us what you’re planning. We’ll tell you what it takes.

Common questions about commercial construction

What kinds of commercial projects does Ironpeak take on?

Alongside our clinical work, we take on commercial construction, from new builds to extensions on existing buildings. Projects we’ve managed range from an 18-month tavern build, with cranes and massive timber trusses, to a new medical and allied health facility built from the ground up.

How much does a commercial build cost?

It depends on the site as much as the size. Ceiling heights, drainage, water supply, and the building's existing power all shape the number, so we visit the site before we quote. If you're in the early stages, we can give you a budget estimate to plan around while the design comes together.

How long does a commercial build take?

The timeline largely depends on whether you're building new or fitting out an existing space. For reference, our clinic fit-outs usually take three to five months to build, plus at least three months beforehand for drawings and approvals. Conversely, a ground-up build has far more trades and steps involved.

Do I need council approval for a commercial fit-out in Perth?

Often, yes. If the building's use is changing, say from an office to a clinic, you'll usually need planning approval from your local council, which can take three months or longer. Your architect or drafter normally prepares the application, and a building surveyor signs off on compliance before work starts.

Should I talk to a builder before I sign a lease?

Ideally, yes. It's common for clients to sign a lease and only then find out the building needs a power upgrade, planning approval, or structural work to carry their equipment. A site assessment before you commit tells you what the building can take, and what it will cost to make it work.
